Yes, but only if the property meets the definition of business real property and the lease is at market rates. The lease must be on commercial arms-length terms with formal lease agreement.


LVR (Loan to Value Ratio) will vary dependent on the property type & lender. At Simple SMSF Loans, we have access to lenders offering 80% LVR on standard commercial properties. 


 Properties that cannot be leased on commercial terms, those primarily for personal use, or properties that breach the sole purpose test are not suitable for SMSF investment.
